What is a granny flat?

A granny flat is a self-contained home located on the same plot of land as a main dwelling or place of residence, often known as a "secondary dwelling". They include all the regular features of the main dwelling such as one or more bedrooms, bathrooms, a kitchen, lounge, laundry, and storage. Additional features also include extras such as decks, a patio and/or a carport.

What can a granny flat be used for?

Granny flats can be used for a variety of purposes other than purely residential. Granny flats can be used for home offices or businesses, hobby rooms, guest rooms/houses, lodges for relatives or young adults, homes for elderly individuals wanting to remain close to family, as well as a means of additional income as a rental/investment property.

Council Regulations

Council regulations differ from state to state. In Queensland, in the Brisbane City Council region, a granny flat must be, "within 20 metres of the main house", and can be a maximum size of, "80m2 without a development application". * A relative or family member must occupy a granny flat, within the Brisbane City Council region, unless approved by the council; however at Hoek Modular Homes, when we build your new home, we take care of all council approvals for you.

Considerations

When considering to buy/build a granny flat for your property there are some important things you need to consider.
 

1. The Size Of Your Property

Is there enough room, that is legal, on your property to fit the desired size granny flat that isn't too close to a boundary fence? If you are unsure, Hoek Modular Homes's trained professionals can assess your property for you, letting you know the best possible solution for your situation.

 

2. Site Modification

Would the site, that the granny flat would be placed, need leveling or modification? Trees may need to be removed, ground levelled and the soil structure improved in preparation for home placement. The cost for these additional pre-build modifications need to be taken into consideration before choosing your desired granny flat to ensure all the components of building a granny flat, fits into your chosen budget.

 

3. Home Requirements

What would your granny flat require? For example, would it need to be wheelchair friendly for those with a disability? Would you prefer custom interior features such as wooden floors instead of tiles, blinds instead of curtains, etc.? Does it need a carport? 5. Location

Is your property easily accessible by a semi-truck? Granny flats are usually built off-site then transported to their destination, cutting construction costs and preventing delays. If this is not possible, don't worry, Hoek Modular Homes can also build your granny flat on-site.

First Steps

Once you've considered all of the above, the first step would be to:

Jot down a list of your requirements, perhaps you'd like a larger kitchen or a wooden floor in the lounge room, these are the things we would love to know to help you select the right granny flat for you.
